$500 Million fee for a soccer franchise in San Diego

Speaking of sports and how much money is involved in owning and operating a team, how the f* can it cost $500 million as a fee for a franchise, for a sport that makes minimal money?

Also see "Does professional soccer have the same economic impact as minor league baseball in smaller cities?."  San Diego is the 17th largest metropolitan area, with about 3.3 million residents and it's the 28th largest television market, although local soccer isn't a big draw on local television, as it is supplanted by the broadcast of international games, like the English Premier League, or Barcelona.
